ABC's Diane Sawyer spurs jokes from Twitterverse

(AP) ? Diane Sawyer's Election Night performance left some viewers asking if she had begun celebrating Tuesday's election a bit early.

Co-anchoring ABC News' coverage, the veteran journalist struck a different manner from her practiced, straight-news-delivering style.

Sawyer spoke more slowly than usual while seeming to prop herself on outstretched arms at the anchor desk she shared with George Stephanopoulos.

"OK," she said at one point around 10 p.m. EST, "I wanna ? can we have our music, because this is another big one here? Minnesota, we're ready to project Minnesota, rrright now. ... Well, tonight we know that President Barack has won Minnesota," she rambled on, stumbling over the president's name.

Maybe Sawyer was just weary from the recent torrent of news.

In any case, the Twitterverse took quick notice and began cracking wise.

Her name was soon trending with unflattering posts, while a new Twitter handle, Drunk Diane Sawyer, collected hundreds of followers. An ABC spokesman did not comment.

"A bit tipsy," ''hammered" or "on pain killers, muscle relaxers, benzos or some combination" were among the jeering explanations. Another likened it to an episode of HBO's drama "The Newsroom," where Will McAvoy, the fictitious anchorman, had eaten a couple of pot brownies before unexpectedly being summoned to his anchor desk to report a news story.

Some tweeters joked that a more fun-loving Sawyer was a ploy by ABC to boost viewership. Several Twitter followers said they were drawn to the network by word that Sawyer was behaving, by one description, "a bit wacky."

"Bad night for Romney," one tweeter summed up. "Worse night for Diane Sawyer?"

Genes Reunited releases military records - British GENES

From Genes Reunited (www.genesreunited.com) - note my comments below on the Kilmainham Pension records:

NEW MILITARY RECORDS RELEASED ON GENES REUNITED

To coincide with Remembrance Day, UK family history site, Genes Reunited has released a variety of military records taking its collection to 8.5 million.

The British Army Service Records are just one of the latest records added to the site and they include the Chelsea Pensioners British Army Service records from 1760-1913. These records are an important resource for family historians as they provide rich information on the soldier?s name, place of birth, regiment and the dates of service within the British Army.

Another fantastic record for family historians are the recently added Prison Hulk Registers from 1811-1843. These records detail the conditions on the prison ships and give an insight into the characters of the prisoners onboard. We?ve found a 14 year old boy, James Smith, who was described by officials as ?An unfortunate depraved boy almost past reformation.? The records also detail the crimes committed and we?ve uncovered a 16 year old convicted for 7 years on the Prison ships for stealing cheese.

New WW1 and WW11 Prisoner of War records have also been added to Genes Reunited. These records hold vital information; the Prisoner of War 1939 ? 1945 records detail the prisoner?s name, rank, regiment, camp number, camp type and camp location.

Rhoda Breakell, Head of Genes Reunited, comments: ?From the Harold Gillies Archive to the Military Nurses 1856 ? 1940 we?ve released a huge variety of records. These new records will be an invaluable resource for people wanting an insight into the lives of their ancestors. ?

The newly added military records can be viewed on a pay-per-view basis or Platinum members can choose to add on the record set to their package for a low cost. The military records have been added to the existing military additional features package.

COMMENT: The release mentions that the Kilmainham records from WO118 are included, these being pension admission book records for British soldiers discharged to pension in Dublin, which have hitherto not been made available online. I can't find these however in the drop down list on the site. I don't have a subscription, so cannot tell, for example, if they have been lumped in with the Chelsea Pension Records. I did try a search for a Robert Henderson on GR which shows 95 returns, but only 65 on FindmyPast, so it may be possible. I have asked GR to clarify.

Online bettors place last wagers on Obama, Romney as polls close

NEW YORK (Reuters) - Trading in U.S. stocks was quiet on Tuesday but betting on the U.S. presidential race reached fever pitch, with most online gambling sites giving President Barack Obama favorable odds to win.

With the first polls set to close at 7 p.m. ET in a handful of states, gamblers were still frantically placing final bets on the outcome of the election between Obama and Republican challenger Mitt Romney.

At InTrade, a website that allows users to play events like the election for a monthly fee, 3.8 million "shares" traded in Obama and about 3.1 million Romney shares traded on Tuesday.

In late October, each candidate typically saw between 50,000 and 60,000 shares of daily volume, according to Carl Wolfenden, exchange operations manager at InTrade, which is based in Dublin, Ireland.

The site operates like a futures exchange, with users betting on the odds of an event occurring. Currently, shares in Obama are going for $6.89, indicating he has a 68.9 percent chance of being reelected. If Obama wins, each contract will close out at $10, netting investors a profit of $3.11 a share. If he loses, contracts will close at $0.

On PaddyPower.com, another online betting site based in Dublin, the odds heavily favor the president. Romney is a four-to-one underdog to win, where Obama is a one-to-six favorite, meaning a $6 bet on Obama would pay out $1.

Obama's edge on the site mirrors the expectations of many polling strategists who see the president with a small lead in national polls and an edge in key swing states like Ohio and Virginia. The final Reuters/Ipsos tracking poll showed the incumbent up two points nationally against Romney, at 48 percent to 46 percent.

The level of trading on the site Tuesday counters a prominent criticism of such online markets, which is that limited use allows for the contracts to be pushed around, rendering them inaccurate reflections of the odds of an event occurring.

On October 23, a rash of bets favoring Romney caused the odds for the former governor of Massachusetts to spike suddenly and then evaporate. Wolfenden estimated that there were a mere 40 Romney buyers that morning and only five sellers.

That kind of limited play continued in some of InTrade's smaller contracts. Romney is expected to win the state of Alabama in a landslide, but the mere nine contracts traded over the state suggests he only has a 60 percent chance of winning. That puts the state in InTrade's "leaning Republican" column.

To compare, a competitive state like Ohio is seeing a great deal more interest, with almost 26,000 shares traded in Obama and another 19,000 in Romney.

For those inclined to skip the heated trading in this race, Paddypower already has odds on the winner of the 2016 Presidential election, with Romney currently standing with 9-to-2 odds and Secretary of State Hilary Clinton at 8-to-1 odds.

Those who prefer to bet on long-shots could consider a play on Donald Trump, who carries 100-to-1 odds on occupying the White House in four years.

Secret war against Iran and its allies heats up

Reuters TV

A still image taken from Israeli Defence Forces video footage shows what they say is a small unidentified aircraft shot down in a mid-air interception after it crossed into southern Israel Oct. 6, 2012.

By Reuters

WASHINGTON - From a suspected Israeli airstrike in Sudan to cyber warfare in the Gulf and a drone shot down over Israel, the largely hidden war between Iran and its foes seems heating up and spreading.

Despite months of speculation, most experts and governments believe the risk of a direct Israeli strike on Tehran's nuclear program stirring regional conflict has eased, at least for now. But all sides, it seems, are finding other ways to fight.

For the U.S. and European powers, the main focus remains on oil export sanctions that are inflicting ever more damage on Iran's economy.

But the Obama administration and Israel have also ploughed resources into covert operations - a campaign that now appears to have prompted an increasingly sophisticated Iranian reaction.

With Iranian hackers suspected of severely damaging Saudi oil facility computers and a suspected Hezbollah drone shot down over Israel, tactics and tools once seen as the sole purview of the United States are now clearly being used on both sides.

Report: Iran mulls 'pre-emptive attack' against Israel; commander warns of 'World War III'

The mounting body count in Syria, some believe, is also in part a consequence of the proxy war being waged there.

"In many ways, it's reminiscent of the Cold War, particularly the proxy conflicts," says Hayat Alvi, lecturer in Middle Eastern politics at the U.S. Naval War College. "But unlike in the Cold War, there are now a much larger number of asymmetrical warfare techniques. Most of this is happening behind the scenes, but in the modern world we are finding it difficult to keep them secret for that long."

Covert confrontation itself is, of course, nothing new. Foreign intelligence agencies have battled for decades to stop Iran and other states obtaining nuclear material, while Tehran and Israel have long needled each other and proxy battlegrounds, particularly in Lebanon and the Palestinian territories.

IAEA: Iran not providing 'necessary cooperation' in nuclear probe

The U.S. and Israel are widely suspected of using the Stuxnet computer worm to target Iranian nuclear centrifuges. Meanwhile, most experts believe Israel's Mossad was involved in assassinations of several nuclear scientists - attacks suspected to have prompted similar bomb attacks on Israeli diplomats in India, Georgia and Thailand and tourists in Bulgaria.

Hezbollah drone shot down
But it does seem to be escalating. What Tehran is trying to do now, most analysts believe, is in part further retaliation. But its rulers may also be indicating that the Islamic Republic now has a range of new and potentially damaging options in reserve should its nuclear facilities be bombed.

The penetration of Israeli airspace by an unmanned drone apparently operated by Lebanese militant group Hezbollah - a long-term Iranian ally - was, perhaps, one of the clearest examples so far.

Hezbollah admits launching drone over Israel

The drone was shot down by Israel's military in the vicinity of its main nuclear facility at Dimona.

Iran has long been believed to be putting resources into a drone program and may have gathered useful tips after a classified U.S. Sentinel stealth drone came down in the country last year. While the Hezbollah drone was unarmed, a attack with multiple drones laden with explosives might prove harder to stop.

The dramatic spike in suspected Iranian cyber attacks this year also has some in the U.S. distinctly worried. While direct denial of service attacks on U.S. banks - widely seen as retaliation for U.S. sanctions and attempts to freeze Iran from the international financial system - were seen relatively simplistic, attacks on U.S. allies in the Gulf were more complex.

The most worrying, experts say, were those on Saudi oil firm Aramco and Qatari gas export facilities. Last month, Defense Secretary Leon Panetta described the Saudi attack as the most sophisticated yet launched on a private company, effectively destroying tens of thousands of computers - although he stopped short of blaming Tehran directly.

In an attempt to convey what he sees as a threat to Israel's existence, Israel's Prime Minister Benjamin Netanyahu used a cartoon to illustrate how close he says Iran is to developing a nuclear weapon. In a speech at the United Nations General Assembly he asked the world to help stop them. NBC's Andrea Mitchell reports.

Iranian officials have tended to deny involvement. But they say they have continued to come under cyber attack themselves with systems at Iran's own oil facilities, communications and infrastructure firms suffering problems last month.

"The problem is that these are secret forms of warfare that are rarely, if ever, discussed publicly," a veteran former CIA official and now a senior fellow at the Brookings Institute told an event last month. "And yet the implications could be colossal. What do we do, for example, if it turns out the Iranians can shut down the entire Saudi oil production."

Sending a message
In the absence of direct face-to-face negotiations, such actions can also be a diplomatic tool in their own right.

"The cyber attacks and Hezbollah drone both represent an escalation from the Iranian camp," says Ariel Ratner, a former Obama administration political appointees at the State Department and now fellow for the Truman National Security Foundation. "But a lot of what is going on here is a matter of signaling to each other."

That might also in part explain a suspected Israeli airstrike on the outskirts of the Sudanese capital Khartoum on October 23 that caused a major fire at Sudan's Yarmouk arms factory.

"Israel is flexing its muscles militarily and also sending a message to Tehran and Washington that it will not hesitate to use force to defend itself," says Bilal Saab, director of the Institute for near East and Gulf Military Analysis based in the United Arab Emirates and Washington D.C.. "It was a show of force meant to send political messages and achieve precise and immediate military objectives, those being the prevention of Iranian shipment of sensitive hardware to its proxies."

Israel refused to comment after Sudanese officials said four of its aircraft conducted the attack. U.S. officials would not comment on what they believed happened, but spy agencies have long suspected Iran of smuggling weaponry into Eritrea and Sudan and across Egypt to Hamas militants in Gaza.

Source: Back-channel talks but no US-Iran deal on one-to-one nuclear meeting

Last week's four-day visit to Sudan by two Iranian warships - coming mere days after the arms factory attack - appeared an unusually public show of solidarity between two nations. Some suspect Israel is also raising its support for South Sudan, which gained its independence last year and has since teetered on the brink of conflict with Khartoum.

Arab divisions
The much more significant proxy confrontations, however, remain in the region itself. Israel is taking something of a back foot in the conflict in Syria - its officials saying any support they might give for anti-Assad rebels would be counter-productive - but Iran's Arab rivals are not.

For Washington, rolling back Tehran's influence in Syria is seen as a distinctly secondary goal to stopping - or at least limiting - the bloodshed.

For Saudi Arabia and Qatar, however, arming the rebels, the prospect of replacing the Shiite Alawite rule of Bashar al-Assad with a Sunni majority government with no Iranian links is seen as a key motivation.

At schools, in shops, and on the streets of big cities and small towns, daily life plays out in Iran.

The war there is already seen destabilizing neighboring Lebanon, while the body count in Iraq has also been creeping back up as violence between Sunni groups and sometimes Tehran-backed Shiites.

The Sunni leadership of almost all of the Gulf states have long suspected Iran of stirring up dissent among their Shiite populations, although Western diplomats suspect such claims are overstated. Some worry Washington is already being dragged onto one side in a growing regional blood feud.

Tehran may step up its attempts to destabilize neighbors, particularly if it believes its enemies are trying to do the same. Washington recently removed Iranian militant opposition group MEK from its list of terrorist groups, potentially opening the door to covert co-operation. To work with it on attacks within the country, however, might produce a violent response.

Last year, U.S. officials said they had foiled an Iranian plot to kill the Saudi ambassador to Washington by bombing a restaurant in Washington DC. That, some security experts said, suggested Iran was increasingly willing to take serious risks - although others said the entire tale sounded too far-fetched.

"It's very easy to look at these events and tie them together in some kind of straightforward narrative," says Henry Smith, Middle East analyst for London-based consultancy Control Risks. "But in reality, things are likely to be far more complex."

Builders will Buy Your Existing Home | Huntsville Alabama Homes ...

In a day in time when mortgages are becoming increasingly more difficult to obtain and as home builders are looking to find more pre-sales, builders are finding more creative ways to help their clients be able to qualify for a home loan, and in turn, buy their new home product.

Just the other day I experienced that even the most qualified A-rated credit homeowners may have an issue with obtaining financing. This is particularly a problem when owners are looking to finance a second home or if a homeowner is having an issue selling their current home and wants to (or has to) buy another one.

Most banks are now requiring up to 1 year worth (was 6 months until a month ago) of principle and interest payments (for both homes) in reserves, in addition to your 5-10% down payment and closing costs, in order to close on a second home when you already own a first home. This is a big difference when you only need 3-5% down payment when you are buying only one home.

In many places the market is down, so sellers are either forced to take a large negative hit on a sale or rent their existing home to a tenant. Taking the rental option for most means finding a rental for themselves as well, because coming up with a hefty sum to show in reserves plus down payment is not always easy.

Example: Homeowner Bob has a $300k house that is only worth $250k on the market. Not wanting to take a $50k loss and having to move results in Bob renting the property for $1800 per month to cover his principle and interest payments. He wants to buy another house 20 miles away closer to work that is the same price $300k. He would need to have $1800 per month x 2 houses x 12 months or $43,200 in cash reserves plus a $30k down payment plus $5k in closing costs equals about $77k in a bank account in order to close on the second home. Some people have it; most people don?t.

20120430-000836.jpg

So what else can you do?

The strategy is to buy a new home. Even better, build a custom home on a vacant lot in an established neighborhood that has high $$ per square foot comparable properties. What I have been able to find that works well is to find a good home builder that will contract to buy your existing home outright, then build you a new one, rolling any negative equity into the sale of the new home. The builder buys your home first, in exchange for closing on the new home second. You sell your house and the builder gets a sale where the numbers work for both sides. Win win.

This works well now in a slow market because building costs in such a competitive environment are at an all time low. In some areas where the market values for homes have been relatively unaffected, such as Huntsville AL, the market value minus building cost can absorb some or all of the negative equity in this kind of home transition. The detail is to ensure that this difference is equal to or greater than the negative equity expected on the sale of your existing home. The builder will help ensure this too because he knows that the home still must appraise at sale price or greater in order to close. So higher the ratio of market value to building cost, the better for you.

At the end of it all, you sell your primary home, get a new primary home, need no reserves to close (only your down payment of 3-5%), eliminate your negative equity, the builder makes a new home sale, and then breaks even and/or makes a little profit on the sale of your previous home. Everyone is happy.

Effective Post Card Marketing For Real Estate Investing | Real Estate ...

The easiest way to reach motivated sellers in real estate investing is targeted direct mail. Post cards are the easiest to use and also the most cost effective.

In this article, we explore how to effectively launch a winning post card marketing campaign on a tight budget.

Of course we assume that your leads are already in place.

Creating the effective post card
Majority of people like to use a local designer and print shop for their post cards. This Is fine, but you can also create your own in a short time with little to no expertise.

Nowadays there are online companies that provide the tools to create your own post card from scratch. And if your designer already created one for you, you can upload it to their website for printing.

I like overnightprints.com and printsmadeeasy.com for this. They are created for the novice internet user to create post cards among other things so that anyone can create their own postcards.

I like to place my orders when they are running specials. In general, I spend only $200 to $300 on 5000 high glossy, double sided post cards. If you did this through your local print shop, you would probably run over $1500.

Catchy is better
i) Color ? ever wondered how your mail piece would be noticed in the middle of all the junk mail we receive? You must have your post cards sticking out from the junk to be noticed. I like bright colors like yellow, red, green and blue.

ii) Graphics - house or dollar notes catch instant attention when used as graphics. And communicate your message fast. This is a must have component in your marketing post cards.

iii) Content ? always make sure you have a catchy opening like a heading. It must be brief and to the point. People are not interested with tons and tons of text.

Highlight the benefits of what you can do for the motivated seller. Brief and to the point in a few words brings the best results.

iv) Call to action ? a call to action is a must. They must provide a strong reason to call or visit your website NOW. Of course, it follows you must have a real estate investor website that tells your story for you and delivers leads for you. Website leads come pre-sold, pre-screened and pre-negotiated saving you lots of time and effort.

Marketing labels
Address labels and postage stamps make the post cards stick out.

I like bright luminescent labels with their color contrasting with the rest of that card.

I know some people prefer to order those cards that are sent directly by the printer with pre-sorted postage, but these look too commercial and you lose the uniqueness of the cards, hence their effectiveness.

Learn how to increase your effectiveness with a website for buying houses that is interactive and automated, and that also attracts leads with effective search engine optimization. The leads you receive come pre-negotiated and pre-screened saving you lots of time, money and effort.

Using a decision support system for ordering chest CT examinations translates into positive examinations three-quarters of the time, a new study shows.

The study, conducted at Massachusetts General Hospital in Boston, of 93,818 chest CT examinations done with the assistance of a decision support system, found that 76% of patients had a positive finding on their CT.

"Rising concerns about radiation risks, imaging growth and reimbursement costs has highlighted inappropriate imaging use," said Dr. Supriya Gupta, MD, one of the authors of the study. The decision support system provides a "utility score" for the test being ordered, said Dr. Gupta. When faced with low utility scores, referring physicians may choose to modify their imaging request, cancel the examination, order a different type of examination or proceed with the order. The study found that only 12% of the examinations with a low utility score translated into a positive finding, said Dr. Gupta. That compares to 87% for those with a high utility score, she said.

The study also reviewed utilization. Utilization was highest when abnormal chest radiography, shortness of breath or persistent cough was listed as the indication for performing chest CT, Dr. Gupta said.

The study will be presented on May 1 at the 2012 American Roentgen Ray Society Annual Meeting in Vancouver, Canada.

Inhabitat's Week in Green: biophotovoltaic table, giant rubber ducky and cushions of shredded cash

Each week our friends at Inhabitat recap the week's most interesting green developments and clean tech news for us -- it's the Week in Green.

Image

Buon giorno! Milan Design Week 2012 is in the rear-view mirror now, but we're still sifting through the incredible furniture, lighting and technology that was showcased all throughout the city this year. Inhabitat sent a couple of correspondents to report on everything that was on display, and they didn't disappoint. We featured a nifty biophotovoltaic table that uses moss to generate electricity through photosynthesis. We also caught wind of a digital camera that IKEA unveiled in Milan that's made of cardboard. And given our love for terrariums, we were pretty excited to find this pendant lamp that doubles as a vegetable garden at this year's fair. But the star of the Milan show this year had to be British designer Tom Dixon, who rolled out countless innovative lamp designs, including the gorgeous Etch Light, which casts geometric shadows all over the room -- and he even invited visitors to design their own flat-pack lamps!
